Per ASCE 11 condition assessment of an existing building envelope may be undertaken for a number of purposes:
The preliminary condition assessment is usually limited in scope. It will consist of a site visit for familiarization and to identify problem areas, a review of available documents, an interview of involved parties, and a preliminary report of findings and recommendations.Initial assessments are conducted by engineering teams qualified to consider the structural, fire and electrical integrity of the plant. Initial visual assessments of structures include assessment of the primary capabilities of important members/columns or organizations. The electrical and fire safety assessment process sees many data collected during a single field visit and/or multiple site visits to the building followed by data analysis. The results of the analysis will provide information about the current status of the building/factory's structural safety, fire and electrical. It will also determine if a more detailed assessment is required as well as the repair steps required by the building owner and/or garment factory to achieve the required safety standards.
For Structural safety assessment following checklist are followed :
.Structural System
.Number of floors
.Measured Structural Grid
.Floor thickness
.Floor finishes depth
.Column Sizes at lowest levels & critical areas
.Concrete Aggregate type – brick/stone chip
.Wall thickness (internal and external)
.Estimation of reinforcement in critical elements (Ferroscanner)
.Observed loading at each level (Storage, walls, water tanks etc.)
.Floor to ceiling heights
.Typical downstand beam dimensions
.Approximate date of construction
